Fairborn sits right at the crossroads of Wright State University and Wright-Patterson Air Force Base, and that combination makes it one of the most convenient and affordable places to land in the whole Miami Valley. If you work on base or at the university, you genuinely cannot beat the commute. Downtown Fairborn has had a real glow-up in recent years too, with local coffee, breweries, the historic Foy's stores, and small-town events that give it a fun, walkable heart. With a median around $220K and homes that tend to move quickly, this is one of my favorite pockets for first-time buyers and anyone who wants their money to go further.
